VALVE MANUFACTURER SIGNS LONG-TERM LEASE AT ALFRED SANZARI ENTERPRISES’ HEIGHTS PLAZA IN HASBROUCK HEIGHTS, N.J.

Fujikin of America, a global manufacturer of high-purity valves for the semiconductor and other industries, has leased 2,100 square feet of office space at Heights Plaza, located at 777 Terrace Ave. in Hasbrouck Heights, N.J., announced Alfred Sanzari Enterprises, owner and manager of the property. The transaction was negotiated in-house by Alfred Sanzari Enterprises.

Fujikin of America was a long-time tenant at an Alfred Sanzari Enterprises’ industrial building in Little Ferry, N.J. No longer in need of warehouse space but wanting to continue its long-term relationship with Alfred Sanzari Enterprises, the company has relocated its sales office to Heights Plaza, according to Frank C. Pratt, Alfred Sanzari Enterprises’ vice president of leasing and marketing.

“Alfred Sanzari Enterprises’ hands-on approach to property ownership and management has proven to be very appealing to our commercial and industrial tenants, and was instrumental in Fujikin of America’s decision to remain at one of our properties,” said Pratt. “This lease transaction further demonstrates our ability to build long-term relationships with leading global businesses.”

Headquartered in Santa Clara, Calif., Fujikin of America is a leader in the manufacture of fluid and gas automatic control equipment, specialized control units, and ultra-high purity valves and fittings. Founded in 1930, the company’s products are used throughout the semiconductor, aerospace, industrial and biopharmaceutical industries.

“Although our company no longer required industrial space in Bergen County, we have built a wonderful relationship with Alfred Sanzari Enterprises that spans more than two decades,” said Art Pearsall, Fujikin of America sales manager. “We are pleased to continue this relationship as a tenant at Heights Plaza.”

Featuring 200,000 square feet of office space on six floors, Heights Plaza is located at the intersection of I-80 and Route 17, just 10 minutes from the George Washington Bridge. Tenants enjoy easy access to major highways including the New Jersey Turnpike, Garden State Parkway and Route 46. Amenities in the Class A office building include abundant covered parking, an on-site cafeteria, a security/concierge center, and Manhattan skyline views. Heights Plaza is adjacent to the Hilton Hasbrouck Heights hotel and within two miles of Teterboro Airport.
